The Magnolias apartment is a comfortable bedsit inside a quiet apartment building in a delightful, leafy area.
Even though the apartment building is only 3 km from the Vatican, the area is protected by the WWF.

The apartment is in the middle of two well-known districts of Rome (Balduina and Aurelio) from which is very easy to reach the historical centre of the city - in fact the Vatican is only two tube stops away.

The bedsit is on two floors, with an entrance on the ground floor and windows on the second floor. The accommodation consists of a spacious double bedroom, a well-equipped kitchen, bathroom and a large balcony overlooking the tennis court. There is central heating throughout.

The bedroom can sleep between 2 and 4, as there is a double bed and another double sofa bed. Doors lead onto the balcony making the room wonderfully light and airy.
There is also a colour TV and an air conditioning unit.

The kitchen is completely furnished for maximum comfort. It has a double washbasin, a gas hob with electric oven, a washing machine, a spacious refrigerator with freezer. Dishes, glasses, saucepans and cutlery are included.

Bathroom is furnished with a shower bath and every necessary accessory including a hair dryer. Towels are included.

The large balcony is a very attractive feature of the apartment. It spans the length of the bed sit and offers a comfortable place to eat outside in the Italian sunshine. Table, chairs and sunscreens are provided.

The balcony is very peaceful and surrounded by plants.

The tennis court is available for use at any time.

There is olso a extra sofa-beds for 2 children or 2 adults in the some large rooms for only extra cost ? 30 per night.

From Termini Station:

Take the Line A of underground towards Battistini and get off at the Valle Aurelia stop. Catch the FM3 train towards Viterbo and alight from the train at the Appiano-Proba Petronia stop. Going out of the station on Via Proba Petronia, continue on the right and take the first turning on your left. Continue along Via Armando di Tullio until you come to a little crossroads. At the crossroads continue on the right along Via Cesare de Fabritiis until the end of the street. The wood gate in front of you is the entry of the apartment building, it's no. 133. Ring the bell marked 'Bucca'.

From Fiumicino Airport:
There are is a choice of two routes from Fiumicino to BBMagnolias : Catch the direct FS no-stop train towards Termini station. Every single ticket costs about ? 9 and it can be bought inside the airport. At the station, take the Line A of tube and get off at Valle Aurelia stop. Catch the FM3 train towards Cesano and alight from the train at Appiano-Proba Petronia stop; Going out of the station on Via Proba Petronia , continue on the right and take the first turning on your left. Continue along Via Armando di Tullio until you come to a little crossroads. At the crossroads continue on the right along Via Cesare de Fabritiis until the end of the street. From Ciampino Airport:

Take the COTRAL bus until Anagnina tube stop. Take the line A towards Battistini and get off at the Valle Aurelia stop. Catch the FM3 train towards Cesano and alight from the train at the Appiano-Proba Petronia stop. Going out of the station on Via Proba Petronia, continue on the right and take the first turning on your left. Continue along Via Armando di Tullio until you come to a little crossroads. Pick-up service from airport:

For your easy arrival and your departure is possible to reserve the pick-up. The cost is ?.40 include baggage ( till 3 persons ) from the airport of Fiumicino or from the airport of Ciampino;
The driver will wait out the gate, with your name sign, for you and he will conduct you to the apartment on Viale Vaticano n° 49 for your perfect check-in.
